Default/Delinquency

Clients should schedule a Default/Delinquency counseling session if they
need assistance in resolving a mortgage delinquency and to prevent
foreclosure. A counselor will assist them in resolving problems
which led to delinquency, prepare a financial analysis, explain all
options available to resolve delinquency, and contact lender to discuss
situation. Clients should be sure to bring
all required documents to their appointment

Single Family Residential Rehabilitation Program (SFRRP) |
The purpose of the SFRRP is to
help households that can not obtain private financing with making repairs
in their home that will address building code violations, repair roofs,
remove threats to health and safety, including lead-based paint hazards
and remove barriers to accessibility for persons with mobility or other
physical impairments. The counselor will assist the homeowners in
completing their applications to be forwarded to DHCD for consideration
and approval.

Home Equity Conversion
Mortgage (HECM) |
Homeowners who
are 62 years or older should schedule a HECM counseling
session if they are seeking assistance in understanding how
to convert the equity in their home into a monthly stream of
income, line of credit or lump sum payment. Elderly
homeowners are encouraged to bring children, heirs,
relative, or trustees with them to the counseling session so
that everyone fully understands the implication of this
loan.

General Post Occupancy Counseling |

General Post Occupancy
Counseling sessions would be scheduled for homeowners that need help to
resolve their housing related issues by reviewing their personal housing
situation and making them aware of their options.
